Sam Perera MBA, CAIA, CF, MBI

The founder of Abacus North, Sam Perera, assumes a leadership role in overseeing all mortgage banking and direct lending activities. His key responsibilities include the structuring, negotiation, and monitoring of debt products related to the commercial real estate sector. His expertise extends across a diverse range of industries, including real estate, manufacturing, mining, lumber, agriculture, technology, service sectors and consumer products. Prior to establishing Abacus North, Sam held prominent finance positions at HSBC Bank Canada, BMO Bank of Montreal, and Noverra Capital Partners. His extensive deal portfolio spans across mergers and acquisitions financing, cash-flow lending, hybrid debt instruments, construction financing, expansion capital, mezzanine financing, and public market offerings.

 

Sam's educational background shines with a Bachelor of Commerce in Accounting and an MBA in Finance, both earned at the Sauder School of Business at the University of British Columbia. He holds multiple designations such as Chartered Alternative Investment Analyst (CAIA) and Corporate Finance accreditation from the Chartered Professional Accountants of Canada, along with his recognition from the Mortgage Broker Institute (MBI). 

 

Beyond the world of finance, Sam is a family-oriented individual who cherishes quality time with his loved ones. He is also an enthusiastic globetrotter and a passionate fan of sports such as hockey, cricket, and soccer and the soul-stirring rhythms of jazz music.

Puneet Agrawal, B.Com (Hons.), MBA

With a passion for real estate and a commitment to excellence, Puneet Agrawal is an experienced mortgage professional. Proven track record of success in the commercial real estate industry, Puneet brings over 23 years of experience and a deep understanding of the unique challenges and opportunities associated with commercial real estate financing. Targeting a diverse client base including developers, investors, and business owners, he has the knowledge and resources to structure financing solutions that align with your specific goals.

 

Prior to joining Abacus North, Puneet held prominent finance positions at Citigroup, Royal Bank of Canada (RBC), and Canadian Western Bank (CWB). His last role was as a leader of the Greater Vancouver Real Estate Group at CWB where he originated over $2.5 billion in mortgage business.

 

Specializing in a wide range of commercial real estate financing options, including acquisition loans, construction financing, bridge loans, mezzanine financing, and term loan financing, Puneet has the expertise to guide you through every stage of the financing process. He has cultivated strong relationships with a broad network of lenders and financial institutions, resulting in access to competitive rates and terms.  He has successfully facilitated financing for a range of commercial properties, including office buildings, retail centers, industrial warehouses, multifamily developments, and other specialized buildings.

 

Outside of the office, Puneet likes to spend quality time with friends and family. He is passionate about traveling to exotic destinations, music, and sports. He is also actively involved in the community, volunteering with local organizations and supporting various charitable causes.

Michael Seisdedos

Over 20 years of experience in corporate finance and real estate. As Director of Client Relations & Lead Generation, Michael oversees a portfolio of clients across various sectors and regions with various projects totalling over $200,000,000. Michael has a mission to deliver exceptional service and value to clients, partners, and stakeholders. He is passionate about finding creative and strategic ways to solve complex problems while creating positive impact by fostering a culture of excellence and innovation.

 

Outside of work, Michael cherishes family life with his wife and their 2 daughters. Enjoys reading, playing piano, opera, chess, weightlifting, and boxing with an emphasis of always learning and improving while enjoying life with family and friends.

Associate, Mortgage Investments

Cameron Cotterill

Cameron Cotterill joined Abacus North as an Associate member of the Mortgage Investment team. With a passion for real estate finance and a dedication to precision, Cameron is responsible for assisting with transaction structuring, underwriting, financial modelling, and deal execution.

A native Vancouverite, Cameron obtained a Bachelor of Commerce from the University of Queen’s before beginning his career in structured finance. Post-graduation, Cameron spent four years working for a private debt lender, where he honed skills in financial analysis, asset valuations, and structuring capital solutions.

Outside of work, Cameron enjoys spending time with friends and family, learning new skills, and attempting to lower his golf handicap.

Alison Giraud

Alison Giraud is our dedicated Office Administrator, who has recently joined the Abacus North Capital team. With a passion for organizational excellence and a commitment to creating a positive workplace environment, Alison plays a pivotal role in ensuring the seamless operation of our office. 

She previously worked as a Principal, overseeing all administrative work and managed a full team of 45 staff, maintained positive relations with parents and children in her school district. Alison brings a wealth of experience to our team, having previously worked in administrative roles that demanded precision, adaptability, and a can-do attitude. 

Alison is responsible for coordinating and overseeing various administrative functions that keep our office running smoothly. Her meticulous attention to detail ensures that schedules are organized, communication flows seamlessly, and resources are efficiently managed. From managing appointments to assisting with administrative tasks, Alison is the backbone of our day-to-day operations.
